
Real estate team names and advertising in BC: what the BCFSA rules allow

What the Rules require
Section 40 of the Real Estate Services Rules says that in all cases the licensee name of the brokerage must be displayed in a prominent and easily readable way. Advertising that identifies an individual must use that person's licensee name, and advertising published by a real estate team must identify the team's name.
Section 41 bars a licensee from publishing advertising they know, or reasonably ought to know, contains a false or misleading statement or misrepresentation. Section 42 allows specific real estate to be advertised for sale only where the owner or an authorized agent has consented.
Sections 42.2 to 42.4 cover teams. Two or more licensees who represent themselves to the public as a single entity must register as a team. A licensee may belong to one team, and every member must be licensed with the same brokerage.
What a team may be called
BCFSA's team guidance is specific. The terms Realty and Real Estate may be used in a team name only when followed immediately by Team or Group, as in its example The Bloggs Real Estate Team. A team name must avoid giving the impression of being an incorporated company or brokerage, so names in the style of a person's name and Company, or ending in Services Inc., will be refused. Names that could be confused with an existing brokerage, or that match an approved team name, are also out.
BCFSA's advertising guidelines add that a social media profile used for business must include the brokerage name, that comparative claims and awards need the source, date and qualifying information, and that translated versions of a brokerage name are unacceptable.

Building a team brand inside the rules
The rules leave the distinctive part of the name open. A surname, a neighbourhood or an image word can lead, with Real Estate Team or Group after it. What matters for recall is the first word, and that is the part the regulator leaves to you.
Treat the brokerage name as part of the design from the start. A lockup that pairs the team mark with the brokerage name reads as intentional; a brokerage name squeezed into a corner reads as an afterthought and may fall short of prominent and easily readable.
